Prospective Tenant Frequently Asked Questions

Any photographs or videos need to be approved by Greener Montana Properties at least 24 hours prior to the showing. 

We no not rent on a first come, first serve basis. We offer the property based on the best applicant. We qualify the best applicant based on our published screening criteria.

Yes, once we have a signed rental agreement for a property, we will send out notices to all of the applicants who were not chosen. 

Unfortunately, we are not able to process applications without linking it to a certain property. You will need to indicate on your application which property you are interested in. You may have your application considered for more than one property.

Your application is good for any of our properties for 60 days after submission. 

Yes, you may have someone view the property on your behalf as long as at least one person in your household has submitted an application. 

We ask that all applicants view the property if possible. Once that is done, we process the completed applications and make a decision based on the best application at that time. We do not "pre-approve" prior to showings.  

Once a property is no longer available we promptly take properties off our site. If a property is still advertised on our website, no rental agreement is signed. 

The Resident Benefit Program is a bundle of exclusive benefits to tenants of Greener Montana Properties. To see a full list of these benefits go here. 

A complete application must be submitted for every person in the household over 18 and every pet. 

The fee for each person is $25. 

The fee for the first pet is $20, the second and subsequent pets are $15 each. 

Unless negotiated otherwise the following terms are incorporated into our offer to lease:

• Rent is due the 1st of each month.
• After the initial lease term, your agreement will renew on a month-to-month basis. 
• In addition to your rent you will be charged $25 for our Resident Benefit Program ($10 if you opt out of the insurance coverage).
• You are required to maintain renters insurance during your lease term. 
• Any persons staying in the rental longer than 7 days will require management approval. 

Any conflict between these terms and the executed lease, the executed lease terms shall prevail.
